My best advice for any seller; Keep the big picture in mind and set your goals.
When selling a property, regardless if it’s a residential home or a commercial property, the two major components are price and value.
As a seller you must realize that buyers want to make sure that they aren’t over paying and are getting a good value. Sellers, on the other hand, wish to obtain the highest and best price and definitely don’t want to feel that any money is being left on the table. One of the hardest truths for sellers is that “buyers dictate the market”.
No matter how you look at it, the buyers will always guide the real estate markets up or down. A confident buyer is fantastic for the market while a skittish buyer will make the real estate market sluggish and lethargic. As a seller you must understand the trends of the current market to really be able to make educated decisions.
Ingenuity, flexibility and awareness are all keys to both the buying and the selling processes. Ultimately we should all know our end goals before we go and buy or sell a piece of real estate. So take some time and make a list of what your goals are and then share them with your partner, spouse and agent.
